How it works

Maximum EMI = income × share for EMIs − existing EMIs. The largest loan that EMI supports = EMI × (1 − (1 + r)^−n) ÷ r, where r is the monthly rate and n the number of months. Price limited by income = (savings + maximum loan) ÷ (1 + buying costs %).

The bank lends only part of the price, so your savings must cover the rest plus buying costs. Price limited by down payment = savings ÷ (1 − loan share + buying costs %). The home price you can afford is the lower of the two limits. The loan is then the smallest of the maximum loan, the bank's share of the price and what you need after savings, and the EMI uses the standard formula.

How to use it

  1. Enter household take-home income, existing EMIs and the share of income for EMIs.
  2. Add the home loan rate and loan period in years.
  3. Enter your savings, how much the bank lends and buying costs as a percentage.

Questions

How much home loan can I get on my salary?

Lenders usually cap total EMIs at a share of income, often around 40% to 50%. The calculator takes your share, subtracts existing EMIs and works out the loan that EMI supports at your rate and period. Your lender's own rules decide the final amount.

What costs are there beyond the home price?

Stamp duty, registration and other charges are paid on top of the price, usually from your savings. Enter them as a percentage. Rates differ by place, so check the actual charges for your city with a local professional.

What limits my budget: income or down payment?

The tool tells you. If income limits you, closing other loans frees more EMI. If the down payment limits you, saving more raises your budget, and the tool shows how much each extra 100,000 adds.
